




- Property shall only be utilized for residential purposes. Only one single family dwelling shall be permitted on the property.
The property cannot be further resubdivided into smaller parcels.
- Any residence must be of new construction only and have a minimum of 1000 square feet of heated (living) area. It being
the intent of this covenant to prohibit the moving of an existing building (new or otherwise) onto a lot and remodeling or
converting same into a dwelling unit on this property. No mobile homes, trailer homes or premanufactured homes shall be
allowed to be placed on this property. Only one out building (storage shed) will be allowed on each lot. The out building
must be aesthetically harmonious with the main dwelling, erected on a suitable foundation, and properly maintained. Any
outbuilding must be erected to the rear of the main dwelling and must be on new construction, only. No used outbuilding
will be allowed to be placed on any lot.
- No structure of temporary character, trailer, tent, shack, or other outbuilding shall be used as a residence, either
temporarily or permanently. No above ground fuel tank with a capacity of 10 gallons shall be allowed on any lot.
- No noxious or offensive activity shall be carried on the property, nor shall anything be done which may be or may
become an annoyance or nuisance to the adjoining property or the neighborhood.
- No oil drilling, oil development operations or refining, quarring or mining operations of any kind shall be permitted upon
or in said property, nor shall oil wells, tanks, tunne.s mineral excavations or shafts be permitted upon the property. No
derrick or other structure designed for use in boring for oil or natural gas shall be erected, raintained or permitted upon
said property.
- No fences shall be erected adjacent to front of main dwelling higher than five (5)feet, otherwise no fence shall exceed
eight (8) feet in height. Fences shall be constructed of wood, brick, vinyl or open-air chain link (no slats). No barbed
wire, field fence, hog wire, net wire or similar type of material will be allowed.
- Property shall not be used or maintained as a dumping ground for rubbish. Trash, garbage or other waste shall not be
kept except in sanitary containers. All incinerators or other equipment for storage of such material shall be kept in a clean
and sanitary condition.
- The elevation of the property shall not be altered to materially affect the surface, elevation or grade of said property to a
point where it alters drainage or imposes more burdensome drainage or runoff upon adjoining properties. No rock,
gravel or clay shall be excavated or removed from property for commercial purposes.
- No animals, livestock or poultry of any kind shall be raised, kept or bred except dogs, cats, or other household pets,
providing they are not kept, bred or maintained for any commercial purpose or in such numbers or conditions as may be
offensive to the other property owners and providing further that said pets kept on these premised must not be allowed
to roam free, but must be restrained on the owner’s premises by adequate leashes of fencing.
COVENANTS
Covenants are used to ensure that everyone who buys into this
subdivision has similar ideas about the quality of their neighborhood.
